SUMMARY:
Primary responsibilities are to 1) accelerate the purchase and/or development of multi-unit residential properties for student and faculty housing to service campus needs and 2) to lease out retail space in existing and new properties. The position also manages the conference services business. Being innovative, a visionary, and a strategic and critical thinker is key to this position.

Real Estate
Has Profit & Loss (P&L) responsibility for residential and commercial real estate assets currently valued at over $200 million with annual revenue of more than $30 million; assets and revenue both with strong upward momentum.
Leads Aztec Shops team on new student housing project with over nine figures in construction costs (currently in planning stages).
Identifies, acquires, and obtains financing for new properties and/or leases on an ongoing basis.
Oversees the design and construction of buildings and infrastructure on an ongoing basis.
Develops and implements long-range capital improvement plans for Aztec Shops-owned properties and other assets.
Is skilled at contract negotiations and negotiates with property management companies, retailers, and other vendors/contractors.
Develops and implements innovative programs to maximize occupancy of Aztec Shops-owned residential and commercial properties including properties contracted with the SDSU Office of Housing Administration.
Represents Aztec Shops on campus Housing Coordination Committee.
Leases out retail spaces in existing and planned retail developments on the San Diego State University (SDSU) main campus, the new Mission Valley campus, and other campuses as needed; achieves high occupancy rates.
Conference Services
Has P&L responsibility for Conference Services function with annual revenue of more than $4 million.
Supervises staff with strategic initiative to grow conference services revenue, coordinating efforts with numerous campus entities.
General Responsibilities
Leads and executes new initiatives and business opportunities through methodical strategic planning processes.
Develops annual operating and capital budgets and prepares accurate proformas; reviews monthly operating results and develops strategies to maximize results; is extremely proficient in math and analytical skills.
Actively participates in overall management of Aztec Shops; advances the interest of the company through being an active member of the San Diego State University (SDSU) community and industry associations/groups; is supportive of and active in SDSU’s Shared Governance.
Prepares goals & objectives for division on an annual and ongoing basis.
Manages staff of three direct reports and others for all areas; interviews, hires, and trains full-time employees, assigning and directing work.
Proven record of mentoring, guiding, and providing career progression support for division employees.
Has exceptional communication and organizational skills.
Communicates an inspired vision and sense of core purpose; creates mileposts and symbols to rally support behind the organizational vision.
Assists and is actively engaged with legal and insurance matters.
Develops and maintains working relationships with customers, coworkers, vendors, student organizations, faculty, staff, and university personnel.
Supports and improves employee relations through transparency, strong communication, feedback, and teamwork.
Must comply with and ensure continued, consistent compliance with all company policies, and federal, state, and local laws/regulations including but not limited to: employment, safety, and health.

Minimum Requirements
MINIMUM EDUCATION, TRAINING AND EXPERIENCE REQUIRED:
The minimum requirement for applicants is a Bachelor’s degree; plus 10 years related experience in real estate and contracts; or equivalent combination of education/training and experience.
Must be computer literate with knowledge of Microsoft Office and Google Workspace products. Strong communications, supervisory skills, and organizational skills are required.
MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS
LANGUAGE SKILLS:
Must be able to read, write and understand English. Requires the ability to follow verbal and written instructions, guidelines and objectives.
Requires the ability to read, comprehend, analyze, and interpret general business information, governmental regulations, and technical/trade journals.
Requires the ability to write reports and communicate effectively using telephonic, written, and electronic means. Requires the ability to effectively and respectfully present information one-on-one, small, and large group situations to the Board of Directors, customers, management and employees of the organization.
MATHEMATICAL SKILLS:
Requires the ability to calculate figures and amounts such as probability and statistical inference. Requires the ability to prepare and analyze numerical figures, create and interpret spreadsheets. Ability to apply concepts such as fractions, percentages, ratios and proportions to practical situations. Must be able to read and interpret financial data.
REASONING ABILITY:
Ability to define problems, collect data, establish facts, draw valid conclusions and develop solutions/strategies. Ability to interpret an extensive variety of information or instructions with several undefined and some concrete variables. Requires good analytical, quantitative skills, organizational and management skills.
MANUAL DEXTERITY:
Must be able to utilize a computer. Requires the ability to use a variety of office machines, equipment and 10-key calculators.
PHYSICAL COMMUNICATION:
Must have the ability to talk/expressing and/or exchanging ideas and hear/perceiving sounds.
PHYSICAL DEMANDS:
Must be able to operate office equipment such as computers, copy machines, and fax machines. While performing the duties of this job, the employee is frequently required to sit; handle objects; keypad, papers or books. Employees are occasionally required to stand, walk/move. Must be able to move, lift or carry heavy objects or materials up to 10 pounds. Specific visual abilities required by this job include close vision and color vision for extensive reading and interpretation of reports and documents.
WORKING CONDITIONS AND HAZARDS:
Work is regularly performed in a traditional office setting with occasional travel to work site for project management and inspections. The noise level in the work environment is usually low to moderate. When on job sites and construction sites, noise level and environment can be loud and would be exposed to dirt, dust, and other environmental hazards such as paint, chemicals, and more. Occasionally may be required to visit worksite locations such as Snapdragon Stadium and adjacent Mission Valley property and may be exposed to outdoor environments which include varying weather conditions, dust, allergens, work temperatures and noise.

BACKGROUND CHECK INFORMATION:
